Praia da Luz is the reason most of our buyers stop looking anywhere else. A sheltered south-facing bay, a promenade you can walk end to end in ten minutes, the Rocha Negra cliff at one side and Lagos twenty minutes down the road. It is a village that works in February as well as August – which is exactly what you want if you plan to spend real time here.
Prices move with the view and the walk. A villa you can walk to the beach from behaves like a different asset to one ten minutes uphill, even with the same floor area.
We are not a call centre with a Luz postcode. We live here, we value here, and we get told about villas before they are listed. That matters in a market this small: in any given month there may be only a handful of genuinely good sea-view villas available, and the best of them are sold quietly.
We also charge sellers a straightforward fee and we do not push buyers at the wrong property to close a month. If a villa is overpriced or has a problem – a licence issue, a difficult access, damp on the north wall – we tell you.
Most of our buyers are British, Irish, German or Dutch, and the process is well trodden: NIF, Portuguese bank account, lawyer, promissory contract, deed. Read our guide for international buyers and our breakdown of the real costs of buying in Portugal before you make an offer. If you need finance, non-residents can usually borrow 60–70% – see our Portuguese mortgage guide.
Browse our current villas and apartments for sale, or tell us what you are after and we will send matches as they come in – including the ones that never reach the portals. Contact Luz Villa Sales and you will speak to someone who has walked the street you are asking about.
