Apartments are the busiest part of the Praia da Luz market and the most misunderstood. Two flats a hundred metres apart, with the same floor area, can differ by €100,000 – and the reason is rarely the kitchen. This page sets out what actually drives the price here.
What apartments in Luz cost
- One-bedroom – from roughly €225,000, more with a pool in the complex and a walk to the bay.
- Two-bedroom – broadly €275,000 to €425,000, the widest and most competitive band in the village.
- Three-bedroom and duplex – €400,000 upwards, scarce, and usually sold to year-round residents rather than investors.
- Sea-view premium – expect to pay 15–25% more for a genuine view, and confirm what is planned to be built in front of it.
The five things that move the price
- Walking distance to the promenade. Under ten minutes on flat ground is the dividing line, both for value and for lettings.
- Whether the complex has a pool – and what the condominium therefore charges to run it.
- A lift. Third-floor walk-ups sell at a discount and are harder to resell later.
- An existing AL licence for holiday letting. Transferable licences carry real value; assume nothing and check the register.
- Orientation. South and west-facing terraces are usable from March; north-facing flats are colder and damper in winter than buyers expect.
Running costs, honestly
- Condominium fees – commonly €40 to €150 a month. Ask for the minutes of the last two meetings, not just the figure: they reveal pending works and any owner in arrears.
- IMI – usually 0.3–0.45% of the rateable value annually.
- Utilities and insurance – budget €100–€150 a month for an apartment used part of the year.
Letting an apartment in Luz
The season runs roughly April to October, with a genuine winter market of long-stay northern European visitors. Walk-to-beach two-bedroom apartments with a shared pool are the strongest performers. Gross yields of 4–6% are realistic on a well-located flat that is properly licensed and properly marketed; be sceptical of anyone quoting more.
